I have currently lived here for a year and one month, and have two months remaining on my lease and I can not wait until the contract is up. Sure everything is priced pretty decent, and everything looks lovely ...... that's how they draw you in... the neighbors and i constantly share stories about how it takes maintenance personnel FAR TOO LONG to fulfill their work-orders. For example, this past winter was definitely the coldest florida has seen in years - my heater broke, and long story short - after calling the "emergency maintenance line" (for after hours maintenance issues) Several times, over the span of 4 hours I never heard anything back. The next day my FATHER and i had to go into the office, to which the girl replied that there was no one "on duty" last night because the one usually responsible for the emergency maintenance was on vacation that's fine and dandy, but when you have ONE person to do the emergency maintenance, and they GO ON VACATION isnt it common sense to make sure their shifts are covered by someone else??? She had no answer So I then went onto the Tuscany Bay Website to email the owners which got a much swifter reply - they finally had maintenance come fix my heater (which took about THREE WEEKS already at this point) and DID compensate me on half of my rent, which I EXPECTED at that point. Then the heater breaks again a couple weeks later - and it took them near a MONTH to come around to fix it. The other repair was the garbage disposal, which I had dumped food down before realizing it was broken...so I called first thing the next day - got the same answer from the office, that they'd put in the work order.... I don't think they do - or there needs to be better organizing done between the maintenance staff and office staff communications..... Because to fix a garbage disposal took them another week and a half to get around to fixing. No Exaggerations. The other neighbor I regularly talk to has the same issues with Maintenance and has had to literally and consistently stay on top of them, and tell them "This is what you're going to do. You will come to my apartment RIGHT NOW. Right now you will have someone from Maintenance golf cart me to my apartment and you Are going to fix what's wrong." So he waited there and got that ride to his apartment and got his water heater fixed... Then a couple days later it EXPLODED because they did not fix it right. The valve is supposed to let out pressure, well they screwed it on too tight. It is becoming my personal goal to do a background check on all of the members of Maintenance Staff to make sure they've even had the proper training !! This, among many things, should not be necessary. And they've even had the entire Tuscany Bay (Orlando location) staff replaced once already !!!! And it's like everything's gotten worse instead of better. Besides the Maintenance issues, the parking is also a havoc, and another item that needs more organization applied to it. IN OUR LEASE TERMS it CLEARLY states there is to be no working on cars/car engines in the parking lot of the apartment. Well they do not enforce this, so there are about fifteen or more tenants that not only work on their own personal car, but seem to be mechanics that are running the business out of their apartments - so this leads to cars being parked around the car mechanics' apartment, and being left parked there for weeks while the mechanic works on it! This subtracts from the number of parking spots available for PAYING TENANTS immensely ! I have had to, on more than ten occasions, walk from one side of the ENTIRE apartment COMPLEX to the other side where my apartment is and people wonder how it is possible that there are tenants getting robbed/beat up/mugged in the parking lots !! it's been on the news too there are no Maintenance crew running security at night, nor are there any office crew running security at night - nor have they done anything to resolve the issues of drug deals going down in the open parking lots, by the children's park in the complex, and even in open at the pool behind the office. there are numerous things they would have to change, organize, fix, before i'd EVER think about signing another contract with them. On a good note, the restorations they have made to the majority of the apartments here are actually very nice, and for the most part things work as they should - but i got into one of the Newer apartments....not everyone is that lucky - so i'd hate to hear what they have to deal with as far as Maintenance goes. |
