Apartment Review for Sabal Palm At Metrowest I - Orlando, FL

First, I'll go over my ratings 1. Safety - Seems safe here. Maybe a few domestic disturbances. 2. Parking - Sometimes, you have to park kinda far from your place 3. Appearance - Yeah, it looks nice. Nothing of "wow" value 4. Office Staff - The person you need to talk to never seems to be available and doesn't know how to call you back. Need to postdate the rent check for just 1 extra day so you can get groceries? Not without incurring a 10% late fee ($110 in my case). If you don't pay the rent, plus the trash/sewage/etc... fee(~$70/mo) they don't tell you about when signing the lease, by the 4th day, they will leave a letter on your door demanding that you pay the full amount, plus the extra 10% in 3 days or they will start the eviction process. I've never lived anywhere that was so strict. 5. Maintenance - The only thing I can say at this point is that the gate always seems to be "broken". If they fix it, it's usually broke again in a week or two 6. Condition of Unit - The unit looks nice, but there are a few things that should have been fixed. a. One of the doors looked like it was kicked and cracked by the previous tenant. b. Looks like some sort of water damage to the wall in one of the closets. c. The caulking on some the baseboards is cracked d. Chipped formica in the kitchen There's more, but just wanted to give you an idea 7. Noise level - We live on the first floor. The neighbors above us have kids who get noisy at inappropriate times. I've called the office about it, didn't seem to help. I told them directly because I decided it was better/nicer to do so. It seems they have improved. 8. Overall Rating - I just wish I could move out of this horrible place. The experiences I've had here have just left a bad taste. To pay $1100 for 3bed/2bath, I don't think it's unreasonable to expect something extra, like cable,washer/dryer. Nope all that is extra. Don't forget to tack on extra fees for water/sewage/trash. The last place I rented (Hidden Lake, which I would recommend) included these things. If you live paycheck-to-paycheck like I do (and I made over $40K this year), then stay away from this place if you know what's best.
